MENTORING AND GENERAL CONTRACTING SERVICES

For New Investors we offer a combination of general contracting services and mentoring. It is very important that our investors feel safe that the rehab process is going to be successful. On the other hand, the investor wants to minimize costs and may not want to use a full time general contractor. For this reason we have created a program that minimizes costs and allow the investor to use our expertise and experience while reducing expenses.This program is a hands on program for investors. The investor is the general contractor but we will guide the investor though every step and we will use our general contractor system. It is very important that the investor do the work so he/she can gain the experience. Learning by doing is the best teaching tool available anywhere. However our mentors will guide you every step of the process until you feel comfortable of doing it yourself.

The program is divided into Two (2) phases:

 

1. Phase One: Budgets and Subcontractors

  • We will take the initial budget used to buy the house and develop a more detail budget
  • We will create the rehab plan including detailed budgets and work schedules for all trades
  • We will call subcontractors and ask for bids. We need to get several bids per construction trade.
  • We will obtain all permits and licenses
  • We will analyze bids based on price, experience and expected quality of the subcontractors work
  • We will help you making a decision of who to hire, create and sign contracts

2. Phase Two: Purchase Materials, supervising subcontractors and follow up permits

  • We will purchase all materials with subcontractors
  • We will supervise subcontractor's work to follow IRC code
  • We will make sure all permits and inspections are passed by the government entities
  • We will make sure deadlines are finished on time and budgets are respected
